Hotel fit-out succeeds or fails at the interfaces

Beautiful finishes do not compensate for poorly coordinated services. In hospitality projects, the most expensive problems often occur where architecture, joinery, MEP, fire life safety, lighting, controls and operations meet.

1. Ceiling coordination

Confirm sprinkler heads, detectors, speakers, access panels, diffusers, lights and curtain pockets against the reflected ceiling plan before closing the ceiling.

2. Joinery and power

TV walls, minibars, wardrobes, vanity units and bedheads all require coordinated power, data, controls and access for maintenance.

3. Wet-area waterproofing

Waterproofing, floor falls, drainage, shower glass and sanitaryware dimensions need to be checked as one system. A small setting-out error can become a recurring leakage issue.

4. HVAC and comfort

Diffuser locations, return-air paths, thermostat position and door undercuts affect comfort and noise. Guestroom aesthetics should never block the airflow strategy.

5. Lighting and scene control

Decorative lighting, reading lights, cove lights, emergency lighting and scene controls should be tested together. The guest should experience one intuitive system rather than a collection of devices.

6. Fire and life safety

Changes to partitions, doors, ceilings and occupancy can affect fire stopping, smoke detection, egress and authority compliance. These interfaces need to be designed before execution.

7. Material lead times

Stone, sanitaryware, custom joinery, lighting and specialist finishes can become programme drivers. Technical approval and procurement should run early and in parallel.

8. Handover information

Asset data, warranties, test records, O&M manuals, as-builts and training should be captured during delivery rather than assembled at the last minute.

The practical value of integrated fit-out is not simply having more trades under one contract. It is having one team responsible for resolving the interfaces before they become site problems.
